Tengrinews.kz — According to the Bureau of National Statistics (BNS), housing prices in the country saw no significant spikes in June. There was a slight increase, but by no more than two percent—and even then, only in one city. The rental market shows a nearly identical trend. Here is a closer look at real estate values in Kazakhstan’s three major metropolises—Astana, Almaty, and Shymkent—including which cities led the price decline per square meter and where housing is most and least expensive. Monthly Real Estate Market Trends
New Development Prices Remain Largely Flat
Compared to May, average prices for apartments in new developments across the country rose by 0.7 percent in June 2026. the most notable increases occurred in:
- Kokshetau — 2.2 percent;
- Turkestan — 1.8 percent;
- Atyrau — 1.6 percent.
In the major metropolises, where real estate typically sees the most active growth, no significant changes were recorded:
- in Astana, the price per square meter grew by only 0.6 percent;
- in Almaty — by 1.1 percent;
- in Shymkent — zero change.
Some cities saw a decrease in primary housing prices:
- in Konaev — by 3.7 percent;
- in Ust-Kamenogorsk — by 1.8 percent.
In many cities—including Aktobe, Zhezkazgan, Karaganda, Kyzylorda, Uralsk, Semey, Petropavlovsk, and Taraz, as well as Shymkent—prices "froze" at previous levels.
Secondary Market Prices Also Stabilize
The nationwide increase in secondary housing costs stood at 0.6 percent. Regarding more notable figures in specific cities:
- in Karaganda, resale prices rose by 2.2 percent;
- in Kokshetau — by 2.3 percent;
- in Aktau — by 1.6 percent.
Leading the price rollback were:
- Uralsk — 1.9 percent;
- Konaev — 1.6 percent;
- Aktobe — 1.5 percent.
Rental Rates Show Little Movement
Prices in this segment edged up by only 0.4 percent.
- The highest rental increases were in Semey, where costs rose by 2.7 percent;
- in Konaev — by 2.4 percent;
- in Aktau — by 1.5 percent.
Rent became more affordable in some areas. For instance, rates dropped by 1.3 percent in Kyzylorda, 1.1 percent in Kokshetau, and 1 percent in Shymkent.
New, Secondary, and Rental Costs: Most and Least Expensive Cities
Highest Prices
New Developments. The average price per square meter in Kazakhstan is 617,555 tenge. The highest figures are in Astana at 739,033 tenge, followed by Almaty at 725,995 tenge, and Atyrau at 546,419 tenge.
Secondary Market. The national average is 629,667 tenge per square meter. The most expensive resale apartments are in Almaty (749,592 tenge), Astana (727,363 tenge), and Atyrau (506,464 tenge).
Rentals. The average rental cost in Kazakhstan is 5,062 tenge per square meter. The steepest prices are found in Almaty (5,879 tenge), Astana (5,646 tenge), and Karaganda (4,971 tenge).
Most Affordable Offers
New Housing. Uralsk offers the lowest entry point for new apartments at 327,013 tenge per square meter, followed by Aktobe (356,454 tenge) and Kyzylorda (392,323 tenge).
Resale Real Estate. The most economical resale options are in Astana at 342,768 tenge per square meter, Taraz at 351,696 tenge, and Aktau at 360,280 tenge.
Rentals. The most attractive rates are in Taraz (2,515 tenge), Turkestan (2,766 tenge), and Kostanay (3,218 tenge) per square meter.
Annual Price Growth
As of June 2025, new housing has increased in price by 14 percent year-on-year. The most significant growth occurred in:
- Astana — 19.4 percent;
- Aktobe — 18.4 percent;
- Almaty — 14.4 percent.
Resale properties saw a 10.4 percent annual increase. The most active markets were Kokshetau (14.4 percent), Taldykorgan (13.3 percent), and Astana (13.2 percent).
Apartment rentals across the country rose by a noticeable 13.4 percent. The top three cities for rental growth are:
- Kokshetau — a 14.3 percent increase;
- Taldykorgan — 13.3 percent;
- Astana — 13.2 percent.
