The most expensive and affordable cities for buying housing

On the primary housing market, the highest prices per square meter in December were recorded in Astana (595 466 tenge), Almaty (582 512 tenge) and Shymkent (444 090 tenge). The cheapest prices per square meter were in Aktobe (286 063 tenge), Uralsk (287 821 tenge) and Kokshetau (319 933 tenge).

On the secondary market, the most expensive apartments were sold in Astana (649 762 tenge), Almaty (588 625 tenge) and Atyrau (475 508 tenge). Affordable housing can be found in Aktobe (307 025 tenge), Kyzylorda (310 996 tenge) and Kokshetau (320 862 tenge).

Number of housing purchase and sale transactions

In December 2024, compared to November 2024 (39 421 transactions), the number of registered housing purchase and sale transactions increased by 27%.

The leaders in the number of transactions were Astana (9911 transactions, or 19.8%), Almaty (8845 transactions, or 17.7%) and Karaganda region (3638 transactions, or 7.3%). The fewest transactions were recorded in the Ulytau region - only 645 (1.3%).

An increase in the number of transactions in December compared to November was observed in all regions, with the exception of Almaty region, where the decrease was only 0.2%. The most significant increase was recorded in Kyzylorda (70.2%), Zhambyl (45.3%) regions and in Astana (42.2%).

The number of housing transactions per year (December 2024 to December 2023) increased by 32.3%, to 50 046 transactions. In Astana, the number of transactions increased by 38.5% during the specified period, and in Almaty by 16.5%. The highest growth was observed in the Pavlodar region (72.4%), and the smallest decrease was in the Turkestan region (-13.9%).

In the period from January to December 2024, compared to the same period in 2023, an increase in the number of transactions was also recorded, amounting to 16.8%. During this period, the number of transactions increased in Astana by 26.5%, and Almaty by 27.4%. The highest growth was observed in the West Kazakhstan region (42.8%), and the smallest decrease was in the East Kazakhstan region (-0.6 percent).
